At the transition from (growing) urban to suburban development, the site is bounded on three of its four sides by streets .

Following the requirements of the zoning plan, the five individual buildings (three single buildings and one double building) are grouped around a shared centre, the communal courtyard designated as a children's play area. Following the topography, the buildings step down along the surrounding street and so correspond with the neighbourhood. Terraces, balconies and private gardens, together with the semi-private open spaces, form a varied range of green spaces.

The underground car park, arranged very rationally beneath three of the buildings, leaves enough infiltration area and room for (existing) trees, an important contribution to the microclimate. Compact buildings with appropriate window areas, external shading and opportunities for (service-free, left to the residents) façade greening in the private outdoor areas guarantee an extremely economical and ecological development with high density that nevertheless appears balanced and in scale.
